The property you rent out must be “fit for occupation” and most properties, even new ones, need regular maintenance.
Here are some things to bear in mind:
1. Any Water Leaks Or Water Damage
If you have a water leak and don't get it fixed quickly you may end up with lots of damage. This can in turn lead to your property being unhabitable– costing you lost rent. Most water related problems occur when the weather is extreme: either very cold (causing pipes to expand), or during very hot weather (when the pipes tend to “sweat”). Make sure you check your property at different times of the year and get a local plumber to lagg your water and heating pipework. If the weather is really extreme ask your tenants to inspect the water pipes just to be on the safe side (under the sink, around the boiler and water heaters as a starting point).
2. Carbon Monoxide and Smoke Detectors
You could face legal actions if there isn't working smoke alarms and carbon monoxide detectors in your rental property. Ask your tenants to test them monthly, and replace the carbon monoxide detector after 5 years, and the smoke detector after 10. It's always best to be on the safe side.
3. Bathroom Grout and Sealing
It is important to get any cracks in the tiles grout repaired quickly as this can also prevent water damage. If you have any loose sealing surrounding the bath tub or shower make sure you get it fixed early early. The later you leave it, the bigger the problem it could be, resulting in mold, unstable flooring and water damage. Get a local plumber to repair any bathroom problems.
Having pests in your property isn't very nice, it can also cause your tenants to leave quickly and put off prospective tenants. Make sure you geet any pest problems sorted ASAP, this will be cheaper than lost rental income.
5. The Boiler
